As malls have fallen to online shopping and the remaining in-person retail business was decimated during the 2020 pandemic, so too has the Westside Pavilion shopping center in LA fallen on hard times. On the former site of the Macy’s garage in Culver City, 2455 Overland Ave. replaces four levels of parking with 201 new, market-rate residential units in a 6-story mixed-use building. Overland and Ayres, as well as other high-density projects nearby, are the resulting efforts of 2018 rezoning initiatives to increase housing density within a half mile of stops along the Metro E line. As a bonus, UCLA has stepped in to purchase the remaining western portion of the mall for redevelopment into its new 700,000 sq/ft research park.

This building is absolutely stacked with amenities and public spaces. I spent two days falling in love with it once it was completed – sun-drenched Southern California at its finest.
